March 2026 Amenities Committee Report

Clubhouse Water Pipes and New Projects

By Jerry Smith, Chair

January and February have been very busy for the Amenities Committee.

Based on prior experience with frozen pipes, we developed a policy to turn off the water in the clubhouse and drain the pipes. When the temperature is forecast to drop below 20 degrees, the water will be shut off and will remain off until the temperature rises back above 20 degrees and is not forecast to drop below 20 degrees again. Signs will be posted on the front door and both bathrooms indicating the water is off. We are developing procedures for the pavilion as well. Fortunately, the temperature rarely gets that cold.

Epcon has deeded the Phase 2 amenities to the homeowners association, and the Amenities Committee is working on several projects related to the new amenities. We are meeting weekly to ensure we keep the projects moving. The pickleball court is open, and court rules are posted on the fence. As soon as wiring is completed, you will be able to use your fob to open the gate to the court.

We have a couple of other ongoing projects. We are waiting on the contractor to install the new front door at the clubhouse. I am sure many of you have noticed the fence coming in from Fayetteville Road has several warped boards and a couple of boards that have come loose. We are looking at several options to either repair or replace the fence.

By the time the next newsletter comes out, we hope we will have much more to report on the pavilion and lap pool.
