Mending Walls: 'Good Fences Make Good Neighbors'

As I reported at the communitywide HOA meeting, we have been busy working on infrastructure projects this summer.
We now are in much better shape with retaining walls. We are gathering information to ensure the integrity of only one more wall. We have had great success in working with Epcon Land Management; we now have permits on all walls, and significant repairs were made to five walls. We have been assigned to work with this same person to address a few additional issues related to retaining walls, including the woody vegetation cleanup and the incomplete status of the large drainage pipes on a retaining wall at the end of Fenwick Parkway. When these items are complete, we will document the recommended periodic inspections, to be conducted by both the committee and contractors.
Now that the Cherob Lane entry plank fences have been repaired and repainted, we’ve already had a report of one end of a board falling loose from its post. We checked it out, and it was a minor issue, not due to warpage or workmanship of the repairs. The fence was quickly repaired by the Infrastructure Committee.
Regarding the planned fencing around the new amenities: We put the project on hold as we explored options to improve accessibility, an issue highlighted by neighbors. At the time of this writing, we have not identified a good solution for a powered gate, but we can make the gates easier to open by mounting handles on them. After we get the fencing done, we’ll work to add the fob-access elements.
Finally, we’ve gotten involved with the punch lists of items that we’ve asked Epcon to address. I already mentioned the retaining wall items that we will manage with Epcon Land Management. We also have a few items from the transition study, and we will lead the efforts to have them fixed. These include issues with the old farm pond and the clubhouse pool and roof.
