April 2026 Infrastructure Committee Report

Final Transition Study Report Received

By Chuck DeCoste, Chair

The Infrastructure Committee’s focus has remained on reaching the milestone of a final report for our transition study — an independent documentation of the condition of the community infrastructure that has been transferred to our HOA. We were pleased to receive that report March 20.

We received a draft report from the engineering firm at the end of February. The draft was thorough, but it needed some changes. Our committee responded within a week with some corrections, suggestions and questions. We also requested a follow-up meeting for mid-March.

The lead engineer met with our committee and made adjustments to the report based on our input and discussions. However, this being an independent report, he didn’t agree to all of our suggestions.

I would like to take this opportunity to thank our neighbors for bringing several issues to our attention that were reported to the engineer during this process.  These include:

  • Excessive slope/erosion at a retaining wall near the entrance on Cherob Lane

  • Silt/debris in drains behind homes toward the south end of Fenwick Parkway

  • Clubhouse parking lot sinking at the asphalt patch

  • Pickleball court coating delamination

  • Lack of cover for the emergency power shut-off switch at the pavilion

Now that we have received the final report, we will summarize it in a presentation to the HOA board, so that they can better understand the findings and work with us to develop approaches to address the various issues.  We’ll need to decide which items to request actions from the developer and which to address ourselves.
