Watching Out for Our Best Interests

Our busy summers have come to an end, although some of us still are traveling. This has certainly been true of your Infrastructure Committee — to date, I haven’t found a single day that all five of us have been in town! But you’ll be glad to know we’re continuing to find ways to keep focusing on managing the structural features of our community.

 

We’ve been monitoring the completion of the stormwater control measure ponds and the new amenities area. These are the key triggers for the pond-maintenance contract and the planned transition study, an independent look by an engineering firm at our entire neighborhood’s infrastructure. Epcon told the homeowners association Board of Directors the amenities would be completed by the end of the pool season, but this hasn’t happened.

 

The schedule has been a moving target, but we watch it closely because we’re ready to initiate the transition study. This should give us more detailed information that will guide our planning. Having this report about the condition of our structures will help us get any issues addressed — either by our developer, if appropriate, or by other means.

 

The most significant work we’ve completed recently is a walk-through of the older retaining walls. As you may recall, last month, we did this in the new section and worked with the HOA board to make warranty claims. Since the older walls are past the warranty period, the process is different, but we still created a report so the board could inform Epcon of the issues we expect them to address. These reports will also be made available to the engineering firm to give them a running start with the transition study.

 

We continue to work with the board on other issues, giving our opinions and positions on various topics. Whether it’s contributing to the “punch list” of items that need to be completed or fixed, or exploring our insurance policies, there doesn’t seem to be a shortage of things to do.
